I have been apart of this mentorship for almost a year. Was a big investment. Can honestly say I have made my money back and then some. Pace clearly loves what he does and is one of the better teachers and authorities on real estate. Mastermind has been amazing and worth every penny.

Yea. I contacted bank first. THen found an agent to put on the MLS for $300 and put it at pending

Thanks for asking this Dana. Would love to hear anyone's comments. I am looking for a bare bones CRM and way to track leads. I am willing to put in the time and effort to build out podio myself and do not want to pay for any additional service. I am a standalone investor and not trying to ramp up a massive wholesale machine. Would love to hear any comments!

Thanks for all the feedback. I have the bank phone number and am going to try and call the bank and talk to the loss mitigation department. The bank the loan was originated with has sold the loan to another bank. I have a great relationship with the seller as well. She just wants to get out of this thing. I will repost and let you know what happens.

@Matt Hangsleben. My wife I did this with the current house we live in in Grand Forks. We found the worst street on the block and did a major remodel. $78k Purchase. $50k Remodel. $185k ARV. I Initially I was going to refinance and pull out all the equity. But my mortgage payment ($60k loan) is $450/month (+taxes and insurance)! I decided to get a HELOC instead to keep our debt load low and decrease monthly living expenses. Plus when we rent it out it will have some solid cash flow and the HELOC provides me extra capital to purchase properties. Plus if you are doing the BRRRR method, you are going to refinance the property once the stabilized anyway, which would pay back the HELOC.

HELP!!! I have an awesome short sale opportunity on a house that is being foreclosed on two houses away from me. How do I do a short sale? Can anyone provide sound advice or point me in the direction of a good resource? I am competing with one other person in the neighborhood and he is advising her to put it on the market with an agent??? does not sound right
