@Greg Scott you're purchasing far from turn key in the DFW area as your main Strat?

Hi, 

I have been diving deep into the suburbs of North Texas, and its been super difficult to get the 1% rule and or generally break even properties. But from my market research, I think there are so many great signals of future growth, that its visionary work to invest here. I was wondering for those that have more experience with the long term and hold strategy, if I don't get certain signs of break even today, does that mean it's time to pivot and/or why? My concern is that by continuously flipping from market to market, I'll become an expert of none, but more experienced people - let me know what you think in the comments

Hi, I'm going to try to be an out of state investor in northern TX, and I'm noticing tons of houses have had some foundation work in this area. From where I live, there's no norm of this (prob due to a different climate) but what should I know/be careful, and any other thoughts on the TX market?

@Bruce Lynn - that makes sense, so from your experience what are the most key things to hone into to understand market with strong MTR demand - for ex, if I see a location with a huge hospital in 10 min difference away, and an area with strong population growth - how many more telling signs do you need?

Hi, 

I was wondering if anyone has any insight on strong MTR markets in the northern Dallas suburbs area? I know they are greatly appreciating but I am unsure on what aspects to consider to see which of the specific markets are valuable in this realm. Let me know what you think!

Hi, so following areas like Dallas and NYC, I realized that STR may in many future markets be problematic. The natural pivot to think about is MTR, but from what I hear those are usually occupied by traveling nurses/medical professionals, those on corporate projects, etc predominantly. How do you vet out a market to understand if it's good for MTR?
