Best case scenario: You go and fix up the property, do a good job and save more money and expenses later.

Worst case: Your plumber messes up or something goes bad, the realtor/bank discovers you were doing some unauthorized work and come after you.

It's probably safer to fix the problem after the house is legally yours. You can get the seller to credit you for the repair.

Hi Matt: I don't think that initiative gave the buyer to that property any advantage at all.

Looks like there was a bidding war on that property and it went to the highest bidder.

It's cost effective to do anything yourself...as long as you know what you are doing.

Joshua: I don't know if buyer's remorse is what I have.

Just closed on a 80k 3/2 a few days ago. Homes selling in that area is 95k-100k. House needs a new kitchen, some plumbing to be rewired, new flooring, and new paint in and out. I think I'm just under pressure to get the most while not spending an arm and leg to get this house back up and order.

Any of you ever bought a property before and experience buyer's remorse shortly afterwards? If so, how did you deal with it?

Thanks for your reply.

Here's the case. Purchase price is 80k. I'm looking for 65% out, which makes the monthly interest (12%) only payment to be about $600. Rent is already at 1100-1200 per month. Enough to cover the monthly payment already and still leaves me $500-600.

good idea or no?

I'm in this situation where I have to purchase with cash. HML will not fund due to purchase from wholesaler so I will have to fork up with cash to close and refi with hml. Is this a good idea? Currently I don't have the two year income statements to go with a traditional lender anyways.

How hard is it to get a house refi with a private lender after close of escrow anways?
