I have been reading blog posts and the forums and I have read about all of the items that would be rolled up in the rent and how they are broken down.  There are some really great reads on here.  I appreciate your post further explaining them.  Actually, reading those posts prompted me to think about my original question.  

For instance, I saw a 5 plex for $460,000~ that said it gets $3,600~ in rental income.  I thought that was quite high for a 5 plex to generate that much income after bills were paid.

Thanks for the quick response!  It does make more sense for it to be that way.  Some numbers I was seeing are too good to be true.

Hey BP! Quick question I'm hoping you can help me understand. 

When looking at properties for sale, I often see something like "Rental income = $1,200". Is this number usually talking about after expenses and mortgage or before the bills are paid? I'm pretty sure any number listed is not accurate either way until I see the actual bills from the property.

I appreciate any insight to help me inderstand what I am not seeing.

Welcome @Mike Stock!  Can you expand on what is involved in investing in mobile home parks?  What exactly do you maintain on the grounds?  I have never thought about investing in something like that but imagine it would involve purchasing the land and providing utilities.  Do you manage the sites by yourself?

@Account Closed  I actually checked out your profile and your website yesterday and started to read some of the articles you have written.  Some of the techniques you have written about to purchase properties in Korea are very interesting.  I knew about the ways Koreans live practically rent free, but never thought about leveraging that to purchase properties.

Curt, thanks for your post.  As a beginner, there are lots of things that can be unknown.  Sometimes simple answers are not common knowledge and I appreciate you taking the time to answer the questions above.

Hi everyone, my name is Preston Brown and I own 0 properties...at the moment.

Not a great intro, but I am constantly living outside of the continental U.S. and never started to take a real hold on my financial future until about 3 years ago.  I am currently living in South Korea, but am really hoping to move to Guam next.  Some of you might have guessed by now, and you are right, I am in the military.

I have been researching/drooling over the thought of buying real estate to increase my wealth and secure my financial future.  I have read many books and do what I can to search for online information and I came across your site from some Youtube videos I have watched.  I actually didn't come to this site for a few years because it didn't stand out to me as having a lot of information.  That is until this month.  I finally came here and I am blown away by how much information there is!  I am excited to be apart of this community but I am honestly intimidated as I have very little to offer at the moment.  

My goal is to head to Guam next and start some businesses.  My wife and I want to build a Guest house business for tourists that come in and I would like to invest in rental properties.  I am currently linking up with realtors in Guam to search for properties and want to learn as much as we can about the area.  We took a trip there last year and toured the entire island with locals.  We fell in love with the  island and have high hopes for the future.

I hope to listen and learn from this community and I hope to have something to offer I grown my understanding and experience in this next chapter of our lives.  Thanks in advance for everything and I hope to see you around!
