I really hope you pursue legal action on this.  I would also let everyone you know about your unethical buyer.  They won't be getting another wholesale deal in the future. 

A lot of people in real estate don't understand the value wholesalers provide. They find properties off Market and make them into deals for buyers and solve the seller's problem. Most agents think we're simply flipping MLS properties or something. We go to far lengths to find these properties that most agents won't. Let us know how it goes!

check it out.. this is going to become the norm.   If you have a website If you advertise on craigslist. etc etc. your going to get nailed by some RE broker turning you in.

 See that's the thing.  I never state that I'm selling RE that I myself don't own.  In fact,  I don't even publish anywhere (like craigslist)  that I have properties for sale.  I simply market for off-market properties,  negotiate and put them under contract,  and assign them to one of my few cash buyers if I decide not to flip it myself.  I don't think that activity resembles anything like an agent.  But like you implied,  I'm sure there are those who broadcast "homes for sale"  on Craigslist and such!

And Amiris is 3k a year is too much to bear then a would say this is not the industry for you

 I personally wouldn't recommend you "advertise"  anything.  You need a small list of strong cash buyers.  When you have a good deal,  call and email them individually and then assign your contract.  I wouldn't post anything on something like craigslist saying "I have a house for sale!"  or something because then you definitely are acting like an agent.

If you do it right,  wholesaling (assigning contracts mostly)  is fine without a license.  Instead of spending your money to get licensed,  use it for your marketing!

I've noticed a lot of wholesale  properties that are vacant /boarded up,  have lock boxes on them.  Once you have established to the seller that you need to show the property to your partners and contractors,  they should be okay with giving you the lock box code.  You could give this code to your buyers (that you trust)  so they themselves can go look at the property without you needing to be there.

This is what you do.  Go to the county tax assessor,  find out the owner's name and mailing address.  Send them a letter to that address and also see if you can get their phone number.  Call them,  introduce yourself and tell them what you do.  Ask if they're interested in selling the property for cash and take it from there.
