@Steve K. - Thank you for the great insights on Boulder. I did more research today and planning to drop it. I'll look into Westminster and Longmont in the North. Thank you for flagging those

@Candice De - I'm looking at Denver and Austin because the increased tech activity in those markets. I also have extended family in Denver, which makes it more appealing and I can see the property once a year when I visit them. I'll check out Pueblo as well

@Stuart Grazier @Matt M. @Mike Wadsley @Candice De - Thank you for pointing out Aurora. It certainly stood out when I looked at the Zestimates for price and rent for random homes in each of the neighborhoods. Also, looks like homes are generally newer too. I'm curious why the price/rent ratio is better in Aurora than other southern suburbs?

As an outsider, I noticed the greatschool ratings are lower than those in Littleton, but the rent isn't lower. I've always thought school districts are important for rentals (especially when buying 3B+ SFHs). Should I not be worried about that? Also, are there any specific pockets you recommend? Thanks again!!

I'm based out of SF and looking to buy my first investment property (SFH - long term hold) in one of the Denver suburbs. I'm mainly looking at places such as Centennial, Lakewood, Aurora in the south vs. Boulder. I'd love to connect with fellow investors in that area to get local insights and narrow down. Thanks

I'm a newbie from San Francisco and looking for help identifying the right city / market to buy my first investment property. I know I want to buy and hold a SFH and I'm more interested in maximizing appreciation than cash flow. Is there any website or guide where I can understand cash flow vs appreciation potential of different markets and short list a few? How do others approach this?
