I think quitting smoking is one of the hardest things anyone can do in their life. I've tried several times and finally decided going cold turkey isn't for me. Right now I'm focusing on changing habits and routines where I tend to light up without thinking, like talking on the telephone for longer than 10 minutes and relaxing with that cup of coffee out on the deck. I've cut down to about half of what I smoked a month ago. Hopefully I'll cut it down by another half now that i'm going to the gym 5 times a week.

I really appreciate your advice. I have most of the work done on this house already but thought i'd leave the painting and flooring until over the winter. This house is a 3 bedroom main floor with a basement suite so i don't anticipate it taking long to sell once I list.

Hi Christian, No, Prairie Mystic is just my internet name. I use this on a few different sites that I belong to. I know its not the most appropriate name for this site but I get too confused when I have more than one or two names to manage. lol

There is a fairly high demand for rentals where I am but I personally don't like being a landlord. I've done it before for quite some time and not prepared to go back to it at all. I plan on selling the house I'm living in now and moving on to a new project. If I've learned anything at all in my dealings with real estate is not to take on more than I can handle LOL
I do own a 2nd property and looking into what I can do with that after I sell this one.

speaking of sub flooring. I have it in a basement suite but the carpet needs to be replaced. Is it wise to use lino or something other than carpet?

I really appreciate the links as I'm still trying to find my way around the site. There is just so much here!

I like how you think shari and Jason. I'm one for paying down as much debt as possible before investing more. I'm working on the reno's for the house I live in with hopes of selling next spring. But the property values where I live have more than tripled since I bought this one too, so its a sure win for me.
But then again I have been in over my head with the debt monster and it was absolutely no fun!

I joined quite a while ago but haven't been here in so long I thought it would be good to say hi again :)

I am a homeowner, and very interested in rehabbing, starting with the house I'm living in. I'm not in a big hurry to flip houses or anything but thought it would be wise to turn this one over and move to another one with intentions of selling in a year or two.

This is the best real estate forum I've found so far and already learned so much by being here. Any tips/advice is much appreciated!
