@Curtis Worth are you trying to wholesale, buy and hold, fix and flip? For any of them I love marketing to properties that have lots of equity. 80% or higher. The tax delinquent is a good list, and lately we have bought lotmof properties from people close to retirement or elderly about to go to assisting living. I have used Yellow letters.com as well as modern postcards and click2mail

@Curtis Worth to answer your question YES they do work, just like any other piece of writing works as well. These are the things that would raise the probabilities of working even better: Target your audience Tailor the message to that audience Mail consistently Mail consistently again. This is probably the most important one. It’s amazing how many deals we have done on the 3rd 6th letter someone has received. Think about it, someone who may be thinking about selling receives your letter today, but they don’t call you. They get a second and third and fourth letter afterwards. They may have received who know how many letters from other investors. If you are the only one who continues sending them letters, who would they most likely call?

@Garrett Diegel that is exactly what I’d do. Continue brrrring and flipping that money over and over. Sometimes you find deal where the first R (rehab) is minimal or none and you can accelerate your growth. Make sure you are left of with the cashflow you want after paying your private money guy and everything else

@Jon Dawson. Raises the real estate you’re dealing with to put as collateral, you can also bring in other properties you may have with good equity to strengthen that security for the private money partner

@Megan Hodges define first what your goals are and then make your plan around that. Rental game is for the long term, little by little, less risk, less money, more secure (in my opinion), more exit strategies. Fix and flip game more risk, more money involved in and out, less secure, more short game. So define what your goal is, what your needs are, and then look at what would best fit your needs. Manny

I like staying in the 48602, 48603 zipcodes. The more west I can find a property in there the best. What type of properties are you looking to get into Chad S? Rentals, fix/flip? SF, multi unit, commercial?

Thanks BP for helping me in becoming a full time RE investor. I want to say thanks to brandon for doing the webinars in which I continue learning a ton and also to josh for the great podcast you guys put together every week. Not only I've learned lots of different strategies from the podcasts, but they also give you boosts of energy to continue pursuing your goals. I started doing real estate as hobby back in 2007 and as a business in 2015. It was in January 2015 when I decided to have 27 units in my rental portfolio with a cashflow of at least $200 each so I can replace my teaching income with rental income. Well, I hit that target in march of 2017 doing lots of private funding and BRRRRs, some fix/flip, and some wholesale deals. So from March until the end of the school year I was and continue to be very busy with two full time jobs. My teaching and property management/fix and flip/wholesale business kept me awake during long nights and early mornings. Well, something had and continues getting sacrifice in order to achieve our goals. Thanks BP and all the members of this fantastic resource that helps people achieve their dreams. Manny
