Post: a wholesale deal or not

Why not reopen negotiation? That house has areas that are stripped down to studs. I'd reopen negotiation and detail out all the work that needs to be done to it and quantify how much it would cost to do that work. If that seller is truly motivated they should understand how much it would cost to repair it.

If it were me, I'd:

  • Quantify repair costs
  • Make a SOW document that you can print and give to them (if they request it)
  • Figure out what their monthly property taxes are
  • Ask how how long its been vacant & how much they owe

That gives you enough information to be dangerous, I think. Use these factors, and whatever other information you gathered speaking with them, and negotiate a reduced price. The worst they can say is no. And if they scoff at your new offer, just remind them of all the factors listed above. "Its costing you $XXXX per month to keep this vacant, and you have a real offer right now. How many more months will it go vacant, and how long will it take to get someone to buy it at the price that you want? You have a real offer right now." Something like that lol.

Yeah I'm one of those guys whose read about it for way too long and is taking first steps to get rolling. I have a mailing campaign going, but no positive results so far. I have an agent that I'm working with to get mls deals but have seen very few off market deals

I wouldn't look at it like that. Its just that the essence of marketing is to get your reader so enthralled in what you are saying to them, that they pick up the phone and buy whatever it is you are selling, or in our case sell us their ****** homes. Its not easy to do, and it isn't very well talked about on BP, I don't think. I've searched the topic and haven't found any forum thread where people share their message. 

Market, Message, Media. People share the 1st, and a little bit of the 3rd, but definitely not the 2nd. I am struggling through figuring out the 2nd at the moment lol. My message sucks, but I am working on it.

Yup! The 3 M's. So far my only experience with marketing has been a few books I've read. But they all say that the message must be tailor made to your market. So I am working on that right now. They also said that you have to test, and tweak the message. I think I am going to have to start tweaking it. Thanks for the help! Best of luck to you!

Hi BP,

I am looking for some local counter top dealers to buy from. Does anyone have a recommendation? Went and saw what they had at Lowe's and Home Depot and if I need to spend that much on counter tops I can, but was looking to see if anyone knows of any wholesale places. Ball park $ per sq. ft?

I've mailed letter that I've written for about 2 months now. My list is 213, and I'm on the 2nd month of my 6 month campaign. We will see how it goes. I wrote the letters myself after reading some marketing and advertisements. We will see if I get a hit, but I suspect that my list is just too small.

I can comfortably afford mailing 500 or so a month, but I make my own list and don't have that many yet.

I am currently mailing to landlords a similar amount per month. Finding out that equity doesn't always mean motivation.
