This is not a 1031 question but I thought the audience here may have better idea of what I need. 

If one meets the requirements of an accredited investor, do they go register somewhere or how does it work?

I am trying to get a list of 8-90 unit multifamily properties. But I keep getting condos. I fall for this and bought a list worth $165 and spent another 731 in yellow letters without verifying what they are. I only noticed after I started getting calls from people trying to sell their condos. 

I thought I refined my search to avoid condos and when I looked at my sample, it's still a condo. Anyone has a guaranteed way of avoiding those?

Here's my criteria, let me know if I am missing something:

Geography:

Several counties I'm interested in

Property

1. Units - number of 8-90

2. Property type - Residential : multifamily

                        -Residential : apartment

                        -Residential : quad

Hey BP,

This is for s friend of mine...

He just bought a town home and was trying to rent his condo he lived in for the past 4 years. He still hasn't changed his address to the new town home if that helps. He couldn't get tenants as quickly as he wanted so he's contemplating selling it. 

If he sold his condo and net $50K, would he be taxed on that or does this fall under the "less than $250K net profit, not taxable" category?
