hey guys 

I know how to evaluate a multifamily apartment building. But recently I came across a commercial building with retail stores. How do you evaluate something like that? 

Purchase price is 450K

5 stores leased at 50K total annual lease for 10 years. 

This seems to be very good in the surface but I want experienced people's opinion before I charge ahead.

Hey BP,

Does anyone here have experience in submetering 5 unit townhome style apartment buildings. What'd a ballpark number be in terms of cost of installation. I may end up doing RUBS but in case I want to sell units individually, I thought I would ask if it's feasible or cost-prohibitive.

what online service do you guys use for direct mail? I'd get list from listsource but what service do you use for actually mailing? And has anyone here use an online 

mail merge to use a template for everything else but merge name and property address?

@Curtis Waters I'd also be interested in any multifamily any size in the Charlotte and surrounding areas. Especially off market but MLS is fine too.

Thanks everyone. I appreciate your recommendations. I went ahead with scheduling the inspection partly because I got it discounted to $1000 but obviously all the things you all mentioned are the key reasons.

Hey BP,

I'm buying a 1996 brick 5 plex in Hickory NC fully occupied and in good condition. I have always done inspections on my SFR's but considering the cost of inspection ($1300) and the year it's built, I am getting a feeling may be I could safely skip it on this one. What's your recommendation?
