I'm looking for advice. I had a quote for a new furnace around 4000 and with AC 7000. 

My partner has a second hand furnace that is in very good condition, 12 years old. 

My question is, do I need AC? I'm in Southerner's Western Ontario. And Should I put in a new Furnace or put in the good used one and put in a new furnace in 5  or so years when I want to sell the place?

Any thoughts?

Thats what I think. I didn't put in the mortgage cost or the set up cost, but it does look attractive. Thanks for your input

I've never done a deal like this before. It's really big for me, but if interesting, I could ask other investor to venture with me.

This is a hotel list in my neighbourhood. It has 27 rooms with bath and the property is in very good condition. Only one room hast to be renovated. 

Asking Price : 1,320,000

anual Income: 351000

Expenses:

Insurance: 2891.28

Water: 2321.64

Hydro : 13760.52

Garbage: 1953.96

Taxes: 32870.10

Other: 10036.32

TOTAL: 63833.82

Net Operating Income: $287,166.

Hi Ernest , Same, 20K, but he said if the found that the foundation was crumbling it would cost a lot more so I walked away from the deal

Hi There,

    I own a commercial property in Ontario, Ca. On May 30th I received an email, with no introduction, no photos, no invoice, from the residential property owner who lives behind my property telling me that she is replacing the fence between our properties because of damage due to a wind storm and previous damage done from clients of my tenant, and I have to pay 700$ before the 9th of June.  

 Needless to say, I was flabbergasted. Does anyone have any advice for me how to handle this reasonably? Your advice is much appreciated.

Hey there,

 I got an offer accepted an old house. So before I had my inspector come by, I hade a reputable contractor out to access the crumbling brick in the basement and he said no problem fixing it for 20K. But my realtor is really afraid that I buy the house, and once the contractor starts fixing the basement he finds a ton more work that needs to be done that was not visible to the eye. 

My question is, what is the worse case scenario?
