Why did you sell one? It sounds like you will be living off the rents for retirement? What does retirement mean to you? As Realtors we have it pretty darn easy as it is. For me, I plan on being a Realtor into my 90s if I get to live that long.

Where do you live now? It might be a good idea to buy a large single family or multi family with low down payment, rent some rooms out to friends and then use the left over cash to do a flip. I have been buying SFRs renting rooms out to friends then moving and repeating. It's been working out great for me.

I have found that using a local community bank to offer "commercial loans" is a GREAT way to go before looking at the Hard Money option. The rates today should be in the 5-6% range versus Hard Money which will cost 10-12%

Seller financing is also an option sometimes.

I am wanting to learn more about Hard Money Lending, specifically in California. I am obtaining my Broker License soon and would like to charge points on the front end to match my investor clients to my borrower clients who cannot or would prefer to obtain a private loan. I would like to work on Residential SFR and Multifamily, Commercial, Ag and Construction Loans.

I would like to connect with someone here who is involved in this. I would like to know where I can find out what the rate limits are for the different types of investments, a good resource for usury law etc. etc. Please get back to me.

I would use it to get your broker license, hire a book keeper and go into Hard Money lending. I feel the market for that will be heating up very soon given that people will soon be priced out of conventional financing if rates keep going up. People will be looking for short term 2nds, private 1sts, and private refinances.

2% monthly return! That's huge. In the best part of the market where I operate 1.5-2% possibly on a SFR. Today you're lucky to get .5% on most places. We've seen huge price increase in the last 12 months though.

It sounds like your agent is just lazy. If the market there is anything like it is here, (low inventory) then a lot of buyers agents are unmotivated since it is so difficult to get anything but a cash buyer accepted. At least that is how many agents around here are behaving.
