I will be flipping in Jacksonville, FL. I understand there is no “right” way to do it but my plan was to get hard money for the purchase of the property and use a heloc for the renovations. Side note: I have roughly 120k in home equity. 

Is it possible to use a heloc on my primary residence for renovations on a property that I buy under my LLC? Am I better off not using my LLC and just getting hard money under just myself? Should I use hard money for purchase and repairs? I have so many questions. Thanks in advance.


 Sell your property and move in with family for a couple years.

Where does it say offering buyer agent commission in the MLS is illegal going forward?

In California we never had a "6% standard commission". In the last 18 years I've taken listings between 3-6% because it was always negotiable. I'm not really sure how this will effect us other than sellers on average paying less per listing.

Currently managing 3,000 units in California. Exploring the possibility of moving our applications department out of house. Does anyone have any experience using any outside vendors for screening. Would something like that even be viable at our scale? Keep in mind we cannot charge anymore than our actual expenses and time for applications so its not exactly a profit center.

Did you end up finding something to use that works well? I am also looking.

Please counter sue her if you can. That type of behavior should be discouraged and she should be penalized financially.

I am the listing agent listing a home that is in probate. I am dealing with the court appointed trustee. The home is upside down in value. The attorney (trustee) and an accountant on the seller's (my side) have fees to cover however this home is a short sale and I've never heard of a lender accepting the fees of a trustee and accountant as part of the short sale approval. Usually they even knock down my fee. Has anyone ever been through this type of process before?

Send her letters such as a 3 day pay or quit. Keep the verbal communication to a minimum. Sounds like an eviction maybe imminent. You will need to show the proper notice paper trail in court if it comes to that.
