if you are well versed in zoning it may be worth invest in land that you can subdivide. 

If not, I would stick with lots and tear downs it great areas. Always a great investment. 

I would start with age 35 and above. 50 is a bit drastic. 

What's your starting budget? Also what kind of deals are you looking for?
