Hello all - My partner and I just went under LOI on a 50 unit all lot rent park outside of Morgantown, WV. I was wondering if anyone on here had any experience in the area and could suggest a local, reasonably priced, trustworthy lawyer to help with the drawing up of the purchase agreement, perform lien searches, setting up a West Virginia LLC, etc. Thanks in advance!

Where is the home located, what year is it and what condition is it in? 

I am currently under LOI on a 42-pad mobile home community in Southern Georgia and am about to enter the 45 day diligence period. I need a Georgia specific lawyer, just to help review the purchase agreements, existing leases, etc, ideally with some mobile home community experience, and ideally reasonably priced. Does anyone have one they could recommend?

Separately, if anyone has relationships with Georgia regional banks that are not totally mobile home averse, an intro would be much appreciated. I have been cold calling most of the regional banks in the area the last couple days.

I have used Doug Swanson multiple times and he is very reasonable. However, inspection price will vary by property type and size.

Maybe offer to have the seller rent the house back from the buyer for a specified period of time?

It is just 13 lots, all lot rents cept one POH.

Recently started reading lots of these BP posts and listening to the podcasts. Great stuff. I currently own two SFR's as well as the house I live in, in Charlotte, NC. My goal is to take it to the next level and really ramp up my rental activity, which I am hoping this site will facilitate.
