Thanks a lot! This information very helpful some of it aligns with my research but this will help me focus my efforts more.

If I am planning to move into the area within the next year and start investing shortly after how early do you think it is acceptable to start talking with lenders and vendors?

Hi Everyone,

I am moving to TN within the next year and I am trying to get a feel for the area before I move down beyond the information I can obtain from my research online. I plan to fix and flip houses to fund my purchase of properties I will hold for rentals.

I wanted to hear everyone's thoughts on the best sub-markets surrounding Chattanooga as well as the worst! I would also be interested to hear what types of properties you are targeting in these areas and a general profile of who you expect your buyer to be.

@Paul Timmins - 

Thank you for all the information, I will definitely order both of those books ! I'm eager to get down in the area to attend the local real estate meetings. I have actually found some of them online, I have been hesitant to call the president as you suggested because I will not be down there for about a year and I did not want to waste their time. I will take your advice and reach out the the club presidents, if you have any advice for my conversations or are interested to hear how they go please feel free to PM me.

I also have considered looking into a niche market like student housing, I think this area may be a good opportunity for me. You mentioned that  you don't have to own a property to control it; this sparked my curiosity I will have to do more research on this.When I do move into TN  I was also considering locating a a small multi-family and taking the owner occupied route to start too since this will help me in terms of money I would be spending on rent or a mortgage.

Do you have any advice in terms of fix and flipping v. holding properties for someone like me who is starting out and working to build funds?

Hello Everyone,

My name is Patrick, I have not completed many posts on BP but I have spent a significant amount of time reading articles and forums on this site and listening to podcasts.  I have been doing a lot of research on real estate; my plan is to fix and flip properties in order to build sufficient funds to purchase buy and hold properties. 

I graduated college this past May with a degree in accounting and finance and I have been working at a Big 4 accounting firm for the past three years while in school. I am still working at this company and have been saving cash to fund my first purchase for a fix and flip. I am currently working in NYC and living in New Jersey but I plan to relocate to Tennessee within the next six months to a year. I am planning to start investing when I am settled in TN so basically in about a year. I am interested in learning about the areas around Nashville and Chattanooga although I am open to other suggestions. 

I have done a a lot of research on these areas of Tennessee but I am interested to hear from people with experience in these areas who can give me insight into how the market is in these areas.  As soon as I relocate I plan to get involved with the local real estate investment clubs, I feel like I'm wasting time! Overall I am trying to gain some good advice concerning these areas but more importantly to connect with like-minded individuals that are in Tennessee.

I would love to get involved in these markets in some capacity now remotely but I know that this is very hard for a newbie so I am trying to be patient. I plan to start actively investing real estate very soon and I will run and grow this as my business not a side job. Please know that I am motivated to learn and any advice or commentary is greatly appreciated!
