Hi Everyone,

I have been a BP member for awhile, I have listened to a ton of podcasts, read a lot of articles, and have done a considerable amount of research outside of BP as well related to commercial investing.

I am planning on attending networking events in the  NYC/NJ area as I become aware of them to further my knowledge. I am currently lacking experience and access to knowledgeable people outside of the forums. 

My question is when is the right time to begin making contacts in the industry (i.e. lender, brokers, etc.). I would like to be proactive and build relationships without wasting anyone's time or seeming to move in haste.

Any advice is appreciated.

@Jake Kellerhals : Thanks for the advice! I will not be moving into the area for another 6 months to a year. I will be looking for properties then. I'm not sure if its too early for me to start looking at properties considering my time frame but I am eager to take you up on your offer.

@Jimmy Moncrief : Buy and Hold isn't all that boring if your properties are cash flowing!

Hi @Curt Davis :

It will depend on which office I transfer to so either Nashville or Chattanooga. I am saving money now and I have been so I will have enough to do 20% but I was considering putting less down and using the rest of the funds to invest into a fix and flip.

Thanks for the advice. Ive been trying to learn as much about the area as I can from people on forums and researching the internet. I am anxious to get started!

I just graduated college and I have a good job as a result of having my degree which is in Accounting and Finance. That being said I think it would be more advantageous for you to take everyone's advice on here and take a alternative approach to obtaining knowledge and wealth which involves working and saving money rather then going into debt or paying for knowledge. I agree with @Larry Turowski post. 

Just my opinion. Good luck, I'm sure you will do great either way since you seem very motivated!

Hello Everyone,

I graduated college this past May with a degree in accounting and finance and I have been working at a Big 4 accounting firm for the past three years while in school. I am still working at this company and have been saving cash to fund my first purchase for a hold or fix and flip. I am currently working in NYC and living in New Jersey but I plan to relocate to Tennessee within the next six months to a year. I am planning to start investing when I am settled in TN so basically in about a year. I am interested in learning about the areas around Nashville and Chattanooga although I am open to other suggestions.

 As soon as I relocate I plan to get involved with the local real estate investment clubs in the area, but I feel like I'm wasting time! Overall, I am trying to gain some good advice concerning these areas but more importantly I'm trying to connect with like-minded individuals that are in Tennessee now so when I move down the ball will already be rolling.

I would love to get involved in these markets in some capacity now remotely but I know that this is very hard for a newbie so I am trying to be patient. I plan to start actively investing real estate very soon and I will run and grow this as my business not a side job. Please know that I am motivated to learn and any advice or commentary is greatly appreciated!

Are you buying and holding around Chattanooga?

I'm asking because when I move into the area I was considering owner occupying a multi-family as opposed to renting  in addition to fix and flipping.

Hello Everyone,

My name is Patrick, my plan is to fix and flip properties in order to build sufficient funds to purchase buy and hold properties which I will speak about in more detail below.

I graduated college this past May with a degree in accounting and finance and I have been working at a Big 4 accounting firm for the past three years while in school. I am still working at this company and have been saving cash to fund my first purchase for a fix and flip or hold. I am currently working in NYC and living in New Jersey but I plan to relocate to Tennessee within the next six months to a year. I am planning to start investing when I am settled in TN so basically in about a year. 

I am trying to figure out to best way to get started with limited funds. When I move to TN at first I will most likely be renting. So I think that getting and FHA loan and purchasing a two or three family house could be a good way for me to get started while also leaving enough funds for me to have a down payment to invest into a fix and flip. From this point I would continue to work and try to flip properties on the side to build up more capital to ultimately buy more rental properties.

I was curious what everyone here thinks of this plan? When is the earliest that I should begin contacting lenders and vendors in the TN area? Could anyone ballpark how much money would be required to initiate this plan?
