I have a question for you guys. I have a rental that the mortgage is $727. I rent it out for $930, thus producing a $203 profit each month so to say. When I state my income on anything from applications for loans to whatever, do I state $930 x 12 mos which is $11,160 or $203 x 12 which is $2436? Thanks in advance

I own a house and I have one rental. I'm looking for a second rental. Will a bank give me a portfolio loan to buy a house? I'm looking at houses in the $80000 range and lower. Credit is like a 720. Can any banking professionals weigh in on this? Thanks

I bought a rental house here near Atlanta,GA last year. I have a tenant and good equity in the house.When I went to refinance my main house, they looked at my W-2"s and took the expenses of my rental and deducted it from my total income. My question is, should I create a company and transfer title to it, or just keep it in my name? It seems to be wrecking me financially even though i make positive cash flow every month.
