Starwood Farms is a master planned fourplex community to be built off of Telge Road in Cypress, TX.  Construction on the first phase is scheduled to begin in June of 2019, with the first units delivering by Spring of 2020.  The project is planned to have 244 total doors.  Also in the plans are walking trails, a dog park, 3 play grounds, and a swimming pool.  Each unit will also be "smart" equipped with a video door bell, security system, Nest thermostat, and moisture detector.  Each fourplex can be individually owned and is projected to perform at a 6.9% cap rate.  Contact Steve at [email protected] or 801.362.3392 for details!  More details on this project are available at our website, here.

Hi @Jonna Weber, I work with Marco and can jump in and help.  He has "Boise" in here because it's what most people recognize.  But you are correct, it's in Meridian, and it's not single family.  It's a fourplex that will start construction in 2018.  @Marco Santarelli will get off his lazy behind and change it asap :)

Hi Maggie Vineyard , it's possible to hit that cap in TX...you just have to bring some value to the table. 7% aren't just sitting around to pickup. I rep a builder who puts up fourplexes on the north side of the Houston metro. The trick is YOU are he one to take out the construction financing and the risk of long term interest rates fluctuating during the build time. So like a few of the posters have said here...add some value and you can find this stuff. How you add that value...well a whole new topic I guess. Best of luck in your search!

Thanks for reaching out.  While we're saddened by the tragedy in Houston, the silver lining is that all our projects there are in areas that didn't get flooded by Harvey.  The drainage performed well and did its' job...inspite of almost 5 feet of rain.  I'm sending details on the project to your inbox shortly.
