You got some great advice in this thread. Amazing advice. I'll just add a few little extra gems. Like others have said, if you don't have the extra money right now, don't pay for these coaching and mentorships yet. I say that because Brent gives out good game on his podcasts and youtube for free. So does Pace Morby, Jamil Damji, Jerry Norton and other good knowledge givers of wholesaling like FlipwithRick that Marc mentioned and Alex Martinez on RealEstateSkills, etc. When you pay these hefty price tags, it's to join their private communities. Not for the knowledge. It's worth the investment, but not for learning if you don't have the money yet. You can learn it all for free and drop that type of money for the extra percs when you actually have the money.
Many may not agree, but I wouldn't buy leads and marketing yet either if I were in your position. Not after your first sale either. Get a few sales and hone in them deal making skills. Drive for dollars and hit up Zillows FSBO list for free. Or if you want to drop a little money for a lot of leads just go on ahead and give a cool $100 to propstream after their free trial or get the list builder with dealmachine. Best bang for your buck if you aren't working with a lot at the moment. And go straight for expired lists since they seem to be the most accurate when skip tracing, or you can just ask the agent the listing failed with for their clients numbers for free.
Just a few gems to get started on a budget. I started with not a lot to work with too and had to narrow things down a lot to get to the gold quickly without breaking my little bank at the time.
Biggest thing is, just start. Don't get stuck planning, just get to work since you know the basics and have an attorney on your team already. Make them calls, offer them offers, get those signatures and keep honing your craft. Do the work. It's real work. Simple work, but a grinding field of work. You can find decent contracts right here on bigger pockets in the files section to download. Brent gives out contracts too, and so does RealEstateSkills. Use SmallPDF to edit to your needs and get them signed. Find your lane, and don't let off the gas. Everybody has their favorite strategies, favorite ways to gets leads, favorites lists to call. Find yours. Don't be shy to JV with others. Just get er done. And don't be afraid of all the "no's" you're going to get. It's part of the life you chose. Don't give up just because it isn't as easy as you were lead to believe.
Be honest, be kind, be ethical, but always remember that you also plan to make this your career. Don't short yourself. Learn the math. Keep your scripts handy until you learn them by heart. Don't get into rivalries with agents. We all have our own lanes, we don't have to collide.
