@James Dempsey,

The duplex-only limitation is solely at the discretion of Navy Federal. You can absolutely get an FHA loan on a 3-plex or 4-plex as long as the property conforms to the FHA guidelines. I ran into the same issue with Navy Fed when I was looking for financing for our first property and that's 100% a choice by the lending institution, presumably to mitigate risk. Just keep shopping around to find a bank that will; they are still out there.

Thank you kindly, Dick, Ross and Bob. I'll definitely add Thursday's meeting to my calendar and appreciate your sharing of the link!

Hello everyone. My name is Perry and I've been a BP podcast listener for about 6-7 months now. Since it seems customary to introduce oneself on the BP forums when they're ready to get to work, I'd like to take this opportunity to do so.

I'm a full time software engineer working in the health care sector. Presently, I just have a SFR, but I'm interested in stepping out of my comfort zone and putting my planning, management and organizational skills to the test in developing a portfolio of buy-and-hold, multi-family rental properties.

I've spent the last year grooming my credit score to max it out, eliminating all outstanding debt and saving up a down payment fund to start approaching deals with cash in-hand. At this point, it's time to just get the ball rolling on a first deal.

The next step is to find opportunities in the West Phoenix/Glendale area and pull the trigger to get my feet wet. My plan is to attend the next AZREIA meeting this upcoming week and I gladly welcome any tips, info or a friendly hello.
