Hi BP! Im curious to know how you guys are analyzing deals on a daily basis. I’ve been looking at @brandonturner’s 4 square method which seems super simple and I understand the gist of it. I’m just getting stuck trying to figure out some of the inputs like average renovation costs, prop mngt, taxes etc. How is everyone coming up with these stats especially when analyzing long distance properties?

John Thedford Maybe im wrong, but does the wording state that if the property is being sold in "as is condition", the contract is still valid?

John Thedford thanks for the response! I knew a license was helpful but i had no idea it was necessary now to assign. Thankfully I am about to take my state exam this month so finally i can call myself an agent. The substantial EMD is a great tip, provides an extra level of comfort for the seller and shows credibility and intent. Your path from agent to investor is exactly the goal im striving to achieve. Hi BG!! Would anyone be so kind as to show me what a completed wholesale contract (obv omitting personal info) looks like once completed? I have a blank "Florida as-is residential contract for sale and purchase" but i am just wondering how local wholesalers are filling in the blanks and contingencies. I have drowned myself in books, blogs and podcasts for several months and its time to make my first deal happen but this has been the one thing that has kept me from actually pulling the trigger. Any mentors in South Florida willing to help me out i would gladly share 70% of any deal once locked in?

Hello Bigger Pockets! I have become infatuated with the idea of REI and have become a sponge in trying to learn as much as possible and 99.999% of it is through this website, its forums, books, podcasts and advice from the knowledgeable posters. Im here humbly seeking a local mentor in the Miami area that would like to take an eager, hungry padawan under his/her wing just to show me what they have experienced starting out in wholesaling in this area. Hi guys and gals! I've been a lurker on this site for years on and off but the time has come for me to take Real Estate Investing seriously. I am looking into wholesaling in South Florida and possibly beyond and I would humbly accept any mentors that know the area that would love to take on an ambitious apprentice. Mentorship has incredible value and i am ready to pay for that value in any way I can. This site is such an incredible resource and i am looking forward to learning all i can here.
