Also, I mean JESUS CHRIST, I am astounded at how cheap some of the real estate investors on this thread are.  You talk about finding deals that cash flow, trying to have no vacancies, have cashflow, etc and will analyze deals all day.  But the minute someone wants pocket change from you on a weekly basis to give you the widest tenant expsosure net out there and you are up in arms like someone stole the deed to your house out from under you.  Plus, how many weeks does it take for you to advertise to get a tenant?  After 1-2 weeks most listings should be rented unless you are doing something wrong or invested in the wrong area.

Man, some of you all are cheap! I know it used to be free, but still, $10/week to advertise a property with the widest internet reach out there is a no brainer. If you are that worried about how this is going to effect your bottom line you are doing this business wrong...

I don’t Andrew with the others that it is obviously unpermitted because the city has different sizes and numbers than actual. I have numerous houses in my area with much larger square footage and with mic h more square footage and beds and baths than being reported by the city tax assessors. No appraisers in our area give a second thought to what the tax department reports cause they are always considered notoriously wrong as even when you do a permitted addition they never update the tax records to reflect it.

Mary Jay, if they are cashing the checks, it would be the person who is cashing them.  If they are not, it would take a little more legwork, but you can just sit on all of your mortgage payments that you would be paying and wait till it is all sorted and then do a lump sum payment if necessary.  Trust me, someone will come looking for that "free" money ASAP after the seller's death.

I would always prefer to hold title in my name versus a 3rd party. There is no question about that. Just keep sending the checks after the death. If they are getting cashed don’t think twice. If they are not, someone will eventually reach out to you to where to start sending the monthly checks. It’s really no concern of yours as the buyer especially if you already have title in your name.
Yep, about half my tenants have it. And it’s my main account!

I would just cover ceiling in new 1/4 inch drywall. Takes care of the removal problem and you know the ceilings will be perfect. Will be cheaper too.
What if neither the homeowner nor the insurance company knows their is aluminum wiring?

In NC, if you are getting a loan, the buyer automatically gets to extend closing 15 extra days past the original closing date if the delay is due to the lender/bank and not caused by the buyer. The seller has to honor this per the standard NC contract.
