@Steven J. - I believe it performs much better than heat tape, but I would utilize both in the temps we face.  I have heat tape as well, but before I implemented the pump, I still had a few issues with some pipes getting some ice.  

As far as keeping the pipes flowing, the recirculating pump does that when the temp in the hot water line drops below 85 degrees.  When that happens, it opens the loop and pushes the hot water currently in the pipes through the cold water line and back into the hot water heater to be reheated.  The one thing I am keeping an eye on is the electric bill from the hot water heater having to reheat the water so much.  Although, I would rather pay a bit more for the electric bill than crawl under the property to replace a line and water damage....especially since my tenants pay the electric bill : )

The temperature has been averaging around -12 for the past couple of weeks here in Davenport Iowa, allowing me the opportunity to test out my recirculating pump.  I have to say, it has performed exceptionally well!!  

I spoke with the manager of the mobile home park where I have my rental and they have had an incredible amount of frozen pipes...yet mine have been just fine.  My tenants said they have not had any issues and have hot water within 4 seconds of turning it on. 

If you have a mobile home rental, and live in a colder climate during the winter months, I highly recommend this $250.00 investment!

@Dawn Anastasi - That is fantastic!  Each individual investor has different reasons for doing things to their properties, even if the cost is higher than what an another investor would consider doing.  It just fit my process model and I was willing to make the investment I guess.  The three hundred investment was for front door, side door, and garage door....but still pricey, I know : )

@Taylor McClung - Absolutely!  I use the Zoho CRM, which I have customized to fit the real estate business model to track everything.  The cost for this is ZERO for up to three accounts.  I have put a Management System in place, which contain all of the company policies, procedures, checklists, and forms.  I will find a copy to share with you!

@Curt Davis - I purchased the home for 86k and the appraisal was 98k.  The tenant pays $950 per month and the door locks were an investment of $300 all together.  I love being able to add and delete codes on the fly.
