I agree you need rewards... Otherwise why is it worth saving at all! But in moderation.

Probably the coolest thing I have ever seen was a Lambo Muria driving in South Beach like it was nothing... That man has brass balls! You are talking about a super rare car probably worth a Mil+ and on the streets just cruising... Blew my mind.

I am only 35, married 3 kids and still party pretty hard... But my motto is work hard, play harder.

I have too many toys. I need to clean house. They are fun but get old quick. The one toy I still need to get is an old 50's Spartan travel trailer, laugh all you want but the semi art deco design is top notch and it is Rolls Royce quality.

Also I still have fun. In fact I will be leaving for New Orleans soon and hope to be surrounded by bare breasts at least half the time :) Actually it is my wifes business conference and I get to "play" while she gives seminars and such. In a round about way what I am trying to say is that being old, conservative with $, and an entrepreneur does not mean you have to give up all the fun in your life either. I seem to have more fun with PEOPLE than any of the toys I have ever purchased. Think about it.

I will second the idea of a new forum for swindling I mean using government $ for RE investing. :)

A county near me just authorized 400M to buy vacant homes... I am trying to figure out a way to get a piece of it! Maybe buy at a ridiculous price and guarantee 5 years of section 8 housing or something of that nature. Local job creation... Blah blah blah. I need a good carrot.

Anyway I think it is a good idea.

E-mail me offline in the members area and I can get you in touch with a very creative fellow in Fredericksburg. They like short sales and work with Fannie Mae properties.

Be realistic and no BS or they will cut you off quick.

Also have a POF ready and a good chunk of $ for offers. $500 an offer is BS.

If you have a FUGLY house let me know. I like rehabs.

Initial asking price versus actual sales price and then your sales price. Wholesale, flip, whatever exit you used.

Great business school you are going to if you really think a Lambo out of the gate is a wise move.

Lets be real, what job do you have lined up out of college? Pay? Benies?

I suggest going on to Grad school. Undergrads in Business are a dime a dozen. Market yourself a little higher and study finance to understand real estate in and outs.

Here is my story. I have a BS from USC with a double major in MIS and Marketing. I worked in IT for 8 years before changing career paths. My reward to myself when I was 26 was a used Porsche 911SC, which I paid cash for. After owning a home!

... I still have it, never use it, garage queen. Waste of money. What I drive everyday is a 96 GMC Sierra K3500 crewcab with an 8' bed, which I paid cash for. Because I look the part. My wife drives an Escalade. I never drive it because it does not fit my style.

Keep it real.

Kirk, I am not sure what you are looking at, but since you are a GC... Look for the FUGLY ones.

Also I picked up a lot of interest from wholesalers and bird dogs at our local REIA meeting because I ask for trash properties no one else wants.

... That being said I need them to get me some properties!!! :)

At this point I have given up looking for deals. My time is better served in other areas of the deal to make money. Wholesalers can have 5-10K if the numbers are right.... Anyone walking away from the table with more wont be doing business with me again. After all if your job is a wholesaler and you cannot push more than one a month - you suck.

I highly recommend The Section 8 Bible series of landlording books written by Micheal McLean. There is volume I and volume II available from Amazon.

I think the information is relevant to anyone who is a landlord be it Section 8 or regular rentals. Also a great series for anyone thinking about getting into the landlording game.

... I also purchased his Lease package which is excellent and saved me A LOT of time.

Anyway I just wanted to pass on a positive book review. I received volume II today in the mail at lunch and just finished it! Awesome!

If you do not have it already and are interested in this subject matter a good compliment is Micheal Rossi's book "1 Minute To Rental Property Riches". Another no BS book that is straight to the point.
