What is quote un quote a good loan situation from a hard money lender trying not to get into a bad situation just to fix a property with no profit at the end of the deal not specifically the amount but just the terms on a deal interest wise n other terms for the contract

Thought that sounded crazy myself can’t seem to find one that is interested in helping a start up real estate investors no matter the amount 

Wanting 495 for application fee no return only credited to another project if they think is a fit 

I’ve filled out a few forms and some are seeming like a scam

Are these lenders verified by bigger pockets
