If you do refi, definitely go to a local credit union, which is how I have financed the majority of my properties with rates as low as 3.25%. 

One thing to note - if you package all 3 properties into one loan then any time you want to sell you'll have to have the other properties appraised and the loan amount adjusted. 

No harm is heading into a local credit union and seeing what they have to offer but I think you're in a good spot.

The local credit unions you mentioned are closed to the Property or where you live? because I bought out of state rental properties. Should I call Local bank in my area or where the properties are?
