@Laine Furukawa I agree with @Dennis Cosgrave - the new rates will not lower your monthly payments that much unless you have seen a lot of appreciation in your area over the past 3 years. 

Closing costs can range 3-5% of the value of the property or properties. 

If you do refi, definitely go to a local credit union, which is how I have financed the majority of my properties with rates as low as 3.25%. 

One thing to note - if you package all 3 properties into one loan then any time you want to sell you'll have to have the other properties appraised and the loan amount adjusted. 

No harm is heading into a local credit union and seeing what they have to offer but I think you're in a good spot.
