Found a new build in the Smokeys, but this threw me for a kicker!

It’s going to be on well water! I’m a complete newbie!

I read some info but would like more insight from folks with exp living on well water.

It’s going to be a private well, only providing water to this single property. It’s a 3 bed/3.5 bath.

I’m worried about low production/low pressure/contamination.  Is this a contingency I could put into the contract in case there are issues?

And are their other concerns/maintenance issues I need to be aware about? I’m a bit hesitant with the well. Thank you!

Sounds stressful being far away, but also sounds like, in the grand scheme of things, it’s worth it or else we wouldnt be doing it!

Fomo is real, but 4 bedroom cabins in both places are easily running over a million. Patience will be 🔑

Trying to focus on one market! Who takes it?!??

I’ve subscribed to your blog! Thank you!

It also depends what you are purchasing for.  I purchase for cash flow.  So I know the prices are super high compared to even a year ago but I know if the prices drop I will still have cash flow to make it work in my situation.  Just another aspect to look at. If prices drop after you purchase it only hurts if you have to sell.  If the plan is to hold and rent for many years it’s not gonna matter if you structured the deal so you can cash flow at your purchase price.

Ya as long as ADR and occupancy holds steady…Hmm. Been running numbers based on 2019, as I feel 2020 and 2021 were anomalies?

Hello all!  Long time lurker, first time poster! I have learned so much from these forums and feel like I am ready to jump in!

I currently have 2 LTRs but I want to get my feet wet in the STR market! However, these feet are starting to get alittle cold!

I am in a good situation, financially, to be able to entertain buying a cabin in Sevierville!  I'm going big, looking for 4 bd /4 ba BUT, they are easily going for over $1 million.

Advice and/or reassurance would be greatly appreciated!!!  Would it be more prudent/responsible to maybe get started with something a tad less expensive?

Thank you all!!!
