Hi BP coummunity,  an agent i have a great relationship with and she asked my help. There is a approved short sale available because a buyer backed out of the deal.  Not sure what i can to help her and protect myself or ensure i get paid if i can help her by bringing a buyer to the deal. Any recommendations?

I'm a newbie and I've found an investor friendly agent to work with. She wants to be reassured that I won't close a deal on leads she will send my way. What can I do to give her piece of mind and build the relationship as I'm looking to keep Her around for as long as possible

Leads question for any wholesale vets! What are your thoughts on listability.com and usleadlist.com? I know everyone has different experience but id like to know someones experience good or bad. Do you still use the site? If not why not? Any feedback would be greatly appreciated.

Im in the process of getting an offer together for a seller whom has not put the property on the market yet. I have walked to property,taken pix, and also had repairs estimate done. The issue i have is the REA attempted to pull comps but there isnt anything in the subdivision sold in the subdivision in 6 months. The REA sent over homes similar that are in the subdivision and the property adjacent to the home. How can i use this info to make a reasonable estimate of what the value should be? Any input or help would be greatly appreciated.
