Hello BP members, I'm kind of new to the wholesaling process of real estate. I've been watching a lot of videos and reading up on things but I have a ?. When you finally want to make a offer on a house you found, how do you know if the house has any liens? Is there a way you can look up if there is a mortgage on the property or if they owe any water, gas, electric, etc. I'm pretty sure you want to know all this information before you negotiate a price with the seller.

I've enjoyed reading forums from BiggerPockets and learned a lot from everyone. I recently received a list of all the Section 8 Landlords in my city and need some advice. I want to contact them and hopefully add them as cash buyers to my list. What questions should i ask them when i talk to them? What should i say when they ask me how did i receive there phone number? Basically i want to know if it was you what would you do in a situation like this? Any advice is completely appreciated!!!

I'm pretty new at the wholesaling part of real estate. I own a few properties but want to do all aspects of real estate. I read a lot of posts and it seems that I need to build up my buyers list first. What questions would I ask a buyer when I meet them. Some sample questions I came up with is: what area are you looking to invest in?, what type of funding do you have cash or financing?, etc.....

I appreciate all the advice and different ideas that you've given me to try out. The property that I have know, I'm renting it out through sec 8. My goal is to be making 5k-10k, monthly off of my properties. I also have 2 business partners and we were thinking about creating a LLC., and putting all are properties in that. Is it hard to get a line of credit with a LLC? Again thank you for your support and advice.

Me and my 2 business partners are trying to start a LLC. What are some of the best companies to start one with or can we do it ourselves. I have one property and my other friend has two properties. Can we put all 3 properties into the LLC and how do we do that? Any advice is greatly appreciated.

I'm new to investing and I'm really trying to get into the real estate game. I have one property but have no capital and credit is messed up. Can anyone give advice to me about gaining capital and moving forward in this game
