Welcome to the BP community! I am currently studying for my MA real estate license to provide me with access to the MLS (and properties) and familiarity with the transaction process. It is great that your wife is supportive and involved in your passion for real estate! If you like The Book on Flipping Houses, check out The Book on Estimating Rehab Costs, also by J Scott. He also has a very comprehensive website (123flip.com) detailing his deals and breaking down the budgets and scopes of work.

Thanks for the welcome, everybody. Unfortunately, the firewall (?) at my office won't let me reply to the forum posts, so I will do so now while at home for lunch. Also, I apologize for the one long paragraph of my initial post. For some reason the format would not recognize the separate paragraphs (possibly another fault of my office computer?)

@Justin Silverio: I spent just under 2 years in CA, but am happy to be back in MA. I am happy to see there are like minded as well as like-backgrounds here on BP. I will be sure to set up keywords and keep an eye out for the meetup.

@Kevin Barrett : Thanks for the welcome Kevin. I will be sure to send you a colleague request. I am familiar with Wilmington, as I lived there for 2 years back around 1999/2000. Medford has a large population of multi-families that I would love to be a part of one day. My girlfriend and I are actually moving into a 2 family together that we just rented (painting tonight, moving next week). Initially, I hope to build capital by being a Real Estate Agent, as well as flipping SFs. Wherever the projects are is were I hope to invest. I look forward to keeping in touch with you.

@Robert Adams: Thanks for the welcome! I attended South Shore Real Estate Academy in Quincy, MA because I happen to currently work directly across the street from it. I have heard others attending A.R.E.A. and seemed to like it. I chose my school based on proximity and cost, it worked well for me although was a LOT less thorough than the CA course/exam I took years ago. I will be sure to send you a colleague request as well.

My name is Patrick Hopkins, and I finally set up my BP profile (picture and profile completion to come this weekend). I have researched several topics on the site before, and yesterday I noticed a post in the forums about a BP Meetup in the Boston area, and decided it was time to become a member of the community and start networking! A little about me: I am 32 years old, and currently work in financial services. I was bit by the real estate bug close to 10 years ago, while living in CA in 2006. I passed the CA real estate license exam but the lending market was very hot with easy entry so I decided to go the route of Refi's and HELOCs. I moved back to my home state (Massachusetts) in 2008 and have been in Corporate America since. One of my goals is to get out of the daily grind of a 9-5 office setting and into real estate full time. I have started to assist my father with his two SF rentals and look forward to eventually owning my own rentals. My Real Estate Goals: I am currently studying for my MA real estate license. By doing this I hope to gain experience with the transaction process and industry, access to the MLS and maybe even earn a little money that can be leveraged into future deals. My short term goals include transitioning into real estate full time, initially as a real estate agent, and start with fix and flips to build capital. Long term goals include building a rental portfolio with enough passive income to cover retirement. While here, I hope to continue my education as well as seek out potential partners, lenders and mentors in my area. In addition to my newly created Bigger Pockets account, I know there are several local REIA meetings in my area, and hope to spend more time attending. Cheers, Patrick
