Matty, I put stainless in all my kitchens and do believe it makes a difference. If you are already putting in granite counters then stainless makes sense. The usefull life of the appliances in at least ten years, even if you got an extra $25/mo by using stainless you would break even in less than three years. Plus stainless has that "wow factor" that may make the unit easier to rent thus decreasing down time between tenants. Also, if you want to sell in a few years buyers really like stainless.

Aaron, I am an anesthesiologist and have been investing in RE for 12 years. It does add stress/complexity to your daily routine. I do it because I love it (I have the itch too). It is very important to have the support of your spouse, if she is against it you are in for a rough ride. Single family, especially when you have several, can be very time consuming. You might look into triple net commercial which is as close as you can get to stress free real estate investing.

I find mortgage brokers to be more efficient than calling/meeting with multiple banks. They will search for the best deals and are much easier to deal with than a banker.

Chris, I would call your insurance opm any ASAP. These things can drag out for years and you will sleep better at night knowing it's being handled appropriately. I doubt they will raise your premium if its as frivolous as you think.

As someone who lives, works and invests in Phoenix, AZ I can say I dream of being able to move to coastal So Cal one day. The lifestyle can't be beat. That being said, I wouldn't want to work there. So I will save my pennies and plan on retiring there. BTW, I have been to Greece and its a s**t hole.

Do you have a Flagstar Mortgage office in Henderson? I went with Flagstar on that loan because they serviced my mortgage. At this point in time, any of a number of banks can do HARP loans. Find a good mortgage broker, I am sure he could help you out.

James, I also favor putting 25% down rather than 20%. Go for the better rate and you will be that much closer to paying it off.

Very interesting thread. I hope the doom and gloom crowd from a few years back get a good chuckle out of it. Many of my professional colleagues sold out of fear at the bottom, listening to the "experts" at Fox News and other media outlets. Bottom line, don't bet against the Fed, you will lose every time.
