Does anyone here monitor the official monthly housing data like existing home sales, building permits, etc, etc?

Do you find it useful in any way?

Hi,

Can people who are familiar with Pittsburgh market please recommend good areas in and around Pittsburgh for buying a cashflow property? By good area, I am primarily looking at class A and B properties/tenant areas and SFHs.

Also I understand that currently these areas might not have good returns due to price increases in last few years, but thats ok. I am looking at more longer term plan.

How do most real estate investors deal with tax filing? Do you just hire a CPA/tax advisor before buying your first deal or do you do it yourself to understand legal/tax things better? 

Also do you have any advise/recommendations on how to go about finding a CPA or do it yourself? Does location of CPA matter?

Dont forget : CASH is also a position. A rather good one in current deflationary (or atleast non-inflationary) times. 

I also recommend the book 'Richest Man in Babylon'. Your post reminded me of one of the stories in there.

My plan sounds similar to yours. The only problem is where do you find those deals in current markets. :) Feel free to post an example deal if you like.

For testing purposes, I just searched "how to get started in real estate" on google. The very first link was to one of the BP blog page. Congrats on that! 

Another interesting thing is that while Google may know how many people are interested in RE at any given point in time, you also would be able to get similar data by monitoring blog page views and number of newbies joining BP on any given day. Just makes for interesting stats. Maybe some correlation with home prices and boom/bust cycles?
