Excellent EXCELLENT perspectives here. I myself have a "good vibe" about property values in Edmond, but your insights are worth a lot more than that: I really appreciate them.

The Oklahoma City area seems to be booming, and the suburb of Edmond is definitely part of that. However, when I look at the charts on Zillow, Trulia, they say that home prices dropped quite a bit over the last 3 years and are now rebounding. That doesn't seem to match the reality around me, but I haven't looked at reliable numbers. I know you can't make major decisions based on those Zillow, Trulia charts, but are they completely worthless, or only partially worthless? Where can I get some better numbers on average home prices, etc.?

I live in Edmond and although I am not a real estate expert, I can tell you that rentals are $750/month for 50-year old 3 bedroom, 1 bathroom ranchettes that are way outside of town (within Edmond mailing address, but a mile or so outside the city limits). If your duplex is anywhere near the heart of town (between I-35 and Santa-Fe and between 15th Street and Covell, people will be willing to pay significantly more than $750/month for sure. This town is absolutely booming with new restaurants and shops (Oklahoma City, directly to the south, is even more so). I moved here from the Midwest in 2001, and it has done nothing but grow rapidly ever since. 

It might not be all that scientific, but you could peruse Craigslist to see what rental rates are being offered there to get a gauge of what demand/supply/price.

I am just getting started. I am wondering how to "decode" the Oklahoma County Treasurer Resale Publication. Basically: How can I efficiently tell the location of the properties? Is the only way to go to the county clerk's office downtown?
