@Jessica M. what in the terms of your lease. I will advise next time to specify in the lease tenant will handle pest control. You may choose to handle the outside of the property but the inside is her responsibility.

Not sure if you do, but having a very detail lease will help with that.

I would not resign with her unless you draw up a new lease. And the next time she text you direct her go to page 7 section 3a of her lease for her answer.

So I’m about to close on another wholesaling deal that I will make a 10k profit from. I really want to get into rental properties. Is 10k enough to go that route or should I keep wholesaling and build more capital ?

I want to take this 10k and put it right back out there, just not sure where.

@Garfield Thompson become a wholesaler. Use the 5k to market yourself and wholesales deals. (Ie. Bandit signs, direct mail). build the business/file necessary paperwork. This will give you time to learn the market, learn the business and built capital to really venture out into any avenue of real estate you really want to be in.

That 5k will be worth it and give you a return on your investment IF your consistent and dictated.

Basically invest in yourself.
