I currently have a seller that slightly motivated to sell. He willing to sign a contract but not at a wholesale rate. (70% of ARV) because of location I feel this would be great in a rental property. What equation can I use to come up with a good offer/deal for a buy and hold investor ?

I'm currently working on a deal. My seller is behind in payment and she wants to do anything to get out the property. I presented her with the lease option deal and she agreed. My question is what is the difference between lease option and seller finance. Which would be better for her. The property value is about 150k ARV, her buy out on her mortgage is 135k.

@Lydia T. Who do you recommend for a Va company ? Additional. I purchase a list as well, can I simply upload that list to REi skip in and excel spreadsheet? I see on the web page that if the format is incorrect I basically loose my money and they won’t skip it.

How long does it that to do a short sale. I’ve never done it before. I’m a wholesaler and I’m wondering what is the correct way to handle this so it beneficial to me as well.

I have a motivated selling with very limited option right now, she upside on her loan and I review short sale as an options for her. Now my questions (I’m still new in this game) is how do I start this process to get a short sale for her? As a wholesaler can I make money off this deal?
