Didn't go well. Go to the house. Inspected the inside. Started talking dollars and she told me that she had a 60k mortgage on the house. House was builtin in 1900, sitting on 4 acres and needs a complete gut and remodel.

I'm a new wholesaler in Maryland and may be getting my first house under contract tomorrow. What documentation, other than the contract, should I present to the seller after we agree to terms? Any assistance that you can provide will be greatly appreciated!
