@Katie Par be aware that homes in parts of Natomas require flood insurance. I found that is a big reason for the lower prices vs similar homes elsewhere in the Sacramento area

I am not familiar with being a private lender...What kind of things should be put in place to ensure you don't get taken advantage of? There a legal contract template? Or some sort of collateral put up? Or be put on the deed?

So would you say the main driver of returns is really price appreciation? That is the sense I am getting for most of California....

Hello,

I am new to real estate investing. I live in Sacramento. I am curious what kind of Cash-on-Cash ROI and Cap Rate is typical for different parts of the Greater Sacramento (e.g. Elk Grove, Roseville, Folsom) area? And if you have thoughts even down to the neighborhood that would be appreciated....
