Does anyone know of an attic ventilation product that sit inside a window? I just bought a 3 bed ranch style that has ventilation problems.. Roof sheeting looks like its been damp and previous owner said when the seasons changed water would drip from the ceiling fans. It has a ridge vent but it doesn't appear to be allowing any air movement. The only other thing up there is a long window on the South side. I'm imagining something that would fit kind of like a window a/c unit where I could just open the window, set it up and close the window back down on top of it to hold it in place. Any suggestions? There is an outlet near the window so I'm thinking the ideal product would be a temperature sensing vent fan. It has older asphalt shingles that I'm hoping will last another 3-5 years before I put stone-coated steel on. Thanks!

I'd tell him he can take it down if he has some landscaping done on your property where it was with your prior approval of design.

Not familiar with gifting but for a sale:

What's your adjusted basis in it? (Purchase price+Capitalized expenditures-depreciation taken). Typically in a sale you recognize a capital gain of Fair market value-adj. basis. Gets more complicated as you get into sale between family members. or if you plan on doing a 1031 with it.

Get rid of the rock and wavy weed barrier. Plant patches of ornamental grasses or something there instead.

In Iowa you can get an estimate from the county assessor's website or the actual number from the state treasurer's website.

I think the lifetime of tile for just a little more is worth it. It looks and feels more expensive and luxurious and I use a dark grout to prevent staining. This is a tile job I put in last summer. I don't think you can get this kind of an effect with laminate or vinyl flooring.

I found plastic for a lot cheaper but if they are similar price where you are I would go metal (as long as it is the non-rusting metal) because if anything happens to it (lawn mower,etc.) you can just bend it back whereas with plastic it will shatter or splinter.

I recently started renovating rental properties. (Buy-renovate-hold) and am thinking about managing other people's rental property's as well (small scale not looking to make a fortune just utilize my contacts). I have turned away probably 25-ish people who were interested in renting from me (maybe 15 of which were qualified) so I know demand is there. I just want to make sure before I get too deep in that I have everything I need legally. I would be operating in Iowa.
