Thanks Ming, that's good news because installing a forced air system in the third unit would be a major pain. Currently it's a duplex with furnace in the attic for upper unit and a furnace in the basement that supplies first floor and an unfinished basement. However, we are about to apply to make the basement a separate unit with furnace supplying just the basement and using a heat pump system for the first floor apartment. Really appreciate the clarification! Phil

Hey Ming! I heard you say in your podcast with Erwin that all units in a legal triplex must have forced air HVAC systems according to the building code. Do you have the exact reference for that in the code? I'm about to undertake a triplex conversion in Windsor and would like to reference it. Thanks! PS for some reason I can't tag people in these comments, so hopefully you see this.

Assuming you have something written into section 6 of the RTA standard lease agreement about this expectation, I am guessing you would be able to hold up on handing over keys until this is done, but check it with a paralegal or trusted PM to be sure. Seems like a red flag to me, unless the tenant is very inexperienced with stuff like this and needs help setting it up. How did other aspects of the vetting process look? (Eg credit score, employer reference).

@joshua eboh KW Property Management is supposed to be good. I haven't used them, but my real estate agent in Kitchener uses them and really likes them.

I would just turn the basement rooms into offices, but sometimes those students will spread out into other rooms on their own when they are supposed to be sharing bedrooms!

@Andrea Moren, if you've decided on a condo, another option might be in downtown Kitchener or Hamilton (or Ottawa). Will comfortably fit your budget and will cash flow. If you want to be more adventurous could consider a duplex conversion in a community near Toronto. Kind of fits your budget but would need to borrow maybe 50k more for renos and pay it back after a refinance after renos are done.

@Steven Michael Thomas there are some great YouTube channels with content on south western Ontario. I would definitely check out the channels of Matt McKeever, Mat Piche and Jeff Wybo, as well as their instagram content. 

@Scott Innocente is a great contact for Windsor. 

I'm a small time investor in Kitchener/Cambridge and have recently jumped into Windsor, and have learned a ton from these guys. Good luck!

I wouldn't know as much as Roy, but would have a similar thought that it's probably a solid long term investment for someone who doesn't have a lot of time as it's turn key, but if you've got time to hustle you could likely do better by finding something in which you force some equity (by using the brrr strategy for example). I would suggest connecting with an investor focused agent (or other expert) in the area for input. There are some meet ups in Kitchener.
