Thanks for the answers. I inherited tenants two years ago with purchase and have no idea what the previous landlord of the tenant advertised as. Tenant has been there for 20 yrs. I wasn’t sure if there was an obligation on my part. My only reason for wanting to do it is worrying about who they will hire to do it with out my knowledge. Don’t need the fly by night contractor making more problem. Thanks again for any and all input.

Who is responsible when Tennant decides to purchase a dryer and there are no hookups in the basement for it?

What company would you suggest then? How can they change terms after you sign a contract?

Anyone have experience with either of these lending companies? Preferences of one over the other? Advantages/disadvantage to using these types of lenders? Any info any one could share would be greatly appreciated. Thanks!

I don’t know about the laws in your state but the previous lease should have info on rent raises and such. In my state we are required to give 90 notice if the tenant has lived there for 3 years or more if I want to not renew the lease or raise rents. I would definitely check with your attorney to find out what is legal.

Honestly If she wants to leave let her get out after May and get a new tenant at the higher rate. I can’t imagine she can go somewhere and find a place that far below market value. If she’s willing to go it’s better to let her go peacefully on her own and move on than have her decide to trash your house or start squatting. $500 next month and her gone is better than nothing.

Anyone have any suggestions?! I need to find lenders who are less concerned with my personal w-2 income and more focused on the cash flow of the properties I own and the 6 yr track record I have of managing them and paying all bills on time. I keep hearing my dti is too high. Let me know if there are any good options to consider. Thanks!
