It is a excellent to incorporate giving into your business model. I ask this completely out of curiosity - do you think BLM is the best organization to donate to to support racial equality? I would like to follow your example. 

I am trying to wholesale an on-market property and think it may be best to use transactional funding and double close. Any advice for a newbie on best ways to find & vet lenders? Anything to look (or look out) for when securing funding? Thanks for any help. Young investor here.

Hello all - rookie wholesaler here (21 to be exact). I am looking at an on-market duplex in my area that is listed for well below market value. I've been in contact with the agent - the property is in excellent shape and two bedrooms can be converted to conform. She is providing comps as well. This property would make an excellent buy & hold or flip for the right investor. Is there anyone who would be willing to help me analyze this deal? I have not done an on-market wholesale yet and want to be sure I am set up for success.
