 its all about numbers, If they make sense to YOU buy it.  Man, I guess I am very spoiled we get 4 units for all in 120- 130k, with rents of about 850- 900 each,,,,,,

I have not looked at the inside as of yet, they are currently tenant occupied. I would say they aren't turn key as the seller has had the units for 17 years.

I'm also looking at duplexes around 200k-229K in NJ and weighing my options as the duplexes I can charge 1600-1880.

I Found a Quad unit 399K in NJ where I live. The current rents are roughly 1,200$ Per unit. The interest rates are very high right now and the purchase price is high as well. Do you think this is a reasonable deal to approach?

I am leaning towards long distance investing due to the high pricing of my current location NJ. Any feedback on areas for single family or multi unit properties within the $100k range ? Goal is buying multiple units for 2022.
