Great questions!

There are various ways to approach investing in the Charlotte area.  Each can be profitable if done right.  I am a realtor (and Bigger Pockets Pro) and also an active investor myself.  I nearly exclusively work with other investors (primarily in the single family space).

Generally speaker, the closer you get to Charlotte, the lower the cap rate... but the great opportunity for appreciation on a distressed property.

What is your process for finding properties to purchase?  What's your appetite for rehab work?
