@Mike Webb Its in Frederick and the Zoning for the commercial building has been changed to DBO. It is nonconforming Institutional because it was used as a synagogue. The paper I have seen, the letter allows IST use, but the actual zoning is DBO

Hello all,

I found a commercial property for sale in Frederick, Maryland. It is currently a empty synagogue and a historic building. I am completely uneducated when it comes to what is needed to be known about being able to convert this to multi-family units.

As noted, it is in a historic District so I am assuming like most historic districts, the outside would have to remain the same (which wouldnt be a problem). But the questions I have are in relation to knowing what to do and how to know before I buy if it can be converted. 

I reached out to the broker and she told me and showed me documents saying its a non-conforming DBO zoned commercial building. DBO meaning Downtown Commercial.

I am thinking there is a lot of zoning, permitting, general paperwork and government/historic paperwork and permissions to be given on this. 

Looking for general advise and guidance of anyone who has done this type of conversation in Frederick or in similar circumstances.

That is super cheap and a awesome spot. I would definitely do the same if I were you, great idea! I agree with Max, live in it for a little while. Get a little better feel for the place, the landlord, etc. At that point, if you're still interested. Just approach him telling him you think you'd like to purchase the property from him

Hi all,

Thanks in advance for the advise and outlook. 

I have recently found a property in my state (Ocean City Maryland) for sale. It's a four plex for sale and I have been doing research on the plans of the town/vacation spot.

I am wondering from people with experience in vacation rentals how to evaluate the property. This would be my first vacation rental and especially a multi-family vacation rental. I am trying to figure out the best way to value this property. I want to be able to make a good offer based on the elevation.
