There's an excellent "forms" file here of BP. 

I live in CA but invest in properties outside of my home state.  In addition to visiting the  property mgt. company I also use this form to get a prelimary idea of whether I should even make an appt. when I land to see the potential prop. mgt. company.   Check out the

BP Property Manager Interview Sheet.

There are also many useful forms in the BP form folder.

If you have a CA seller that won't move out after escrow closes, in California there is a form for renting back the property after escrow closes. Your agent should take care of this for you.  It outlines the rent due to the buyer per day after the close of escrow. It also has a clear time frame in it. If the seller does not move out at the end of the timeframe, you will need to evict them just as you would any tenant. But, you do not have to let the seller stay in the property after the close. You can ask them vacate the property prior to close if you are worried about this. It depends on what you have already agreed to in your contract with the seller, if anything. I would not wait to talk this over with them till you are ready to close, I would do it now --- if it's not too late.

Since credit will be an issue, you  might consider hard money lenders or private lending.

Do you plan to put your own tenants in the property or keep the current tenants? I always think long and hard about investing in properties with current tenants.  1) I have no history with these tenants 2) if an investor is having a problem with the tenant you might not get the full story until you've closed and now you're stuck with a non-paying tenant.

@Alfred Carrasquillo, I see a few BP members from the AV but not aware of any REIA. Are there any meet ups or REIA meetings in the Antelope Valley (Palmdale, Lancaster & beyond). Maybe we should start one!!!

Would like to connect with others here in the valley.
