I am currently living in a 4 bedroom single family home that I bought mostly as an investment because I stumbled across it while initially house hunting. I got the 2500 sq. ft., four bedroom, two car attached garage in North Carolina as a foreclose for $118000. Since acquiring the property I have not had to do any major repairs. The houses value is $150000-$160000. I have been very interested in real estate investing in particular becoming a landlord. Current rates in the neighborhood are going for $1200-$1300/ month. My only reservation would be taking on more debt as I have been working the baby steps to get out of debt. From a pure analysis standpoint, what would your opinions be for a business decision?

I was wondering if anyone has worked with any good propert management/ realty companies in the High Point or Greensboro, NC area. I am on the fence about renting my house out or selling outright and the thought of maybe utilizing a property management company might offer me the opportunity to gain some profit while retaining the property. Thanks for the help.

I have recently been throwing the idea of renting my house out and purchasing another as a primary residence.  I bought my house as a foreclosure at 118,000 and it was recently appraised for around 165,000. It is a four bedroom, 2 1/2 bath with attached two car garage and is the largest floor plan available in my neighborhood. Some comparable rentals in my neighborhood are renting for around 1200-1400(almost double my current mortgage).   My question is should I sell the house outright and put the profit towards a down payment on another residence so I can be in a better position to purchase other properties in the future or get the house rented and look to get into another mortgage. The thought of getting more into debt with mortgages isn't ideal to me but I think the amount of profit of the rent might outweigh my reservations. I look forward to hearing all of your input. Thanks in advance.

My name is Parker and I'm relatively new to the real estate game. I'm excited to learn all of the new ways I can grow in the real estate field as an investor.  I bought my current property as a foreclosure with a great interest rate and am currently looking into options of what would be the best way that I can utilize this property to build into other properties. Zillow can be a great measuring tool but more research is defiantly needed. My neighbors house went into pre-foreclosure and in discussing with him, most of the facts and figures lined up but some were off.

I'm sure if you can work closely with an attorney, chances are good that this is not the first or last time they have heard of this problem.  Take notes and learn from the process

I say if you've got a passion for the real estate game then let the doubters doubt. I have aspirations but not a clear plan but that's how everyone's got to start. Money Talks...BS walks. Prove them wrong.
