Hi, I’m negotiating on a 16 unit apartment complex here in Memphis TN. The owner did a promissory note to sell the property but the guy who agreed to the terms couldn’t afford his payments so the owner is ready to foreclose. The guy who agreed to the terms is not fighting the decision for the foreclosure and is willing to proceed. 

I also found a buyer who wants the property and is willing to pay cash , problem is, me ,nor the owner or the buyer is familiar with the forclosure process. CAN ANYONE HELP US??!?

Hi not sure if this is true but is it a reference number for investors to inspect a potential property without getting a intruding or trespassing charge?

I understand how to wholesale single/multi family homes but I’m trying to get an understanding on wholesaling commercial abandoned buildings . The reason I’m confused is that I know to run comparables for single families but what’s the procedure for a abandoned store or building in a neighborhoods?

Hi BP family ,

How / Who do I contact about properties that are REO ? Is the name on the property the person I should contact or is it a bank association or something I should contact with it being a post foreclosure?
