Hello all!

I'll be moving from Chicago to the Fort Myers/ Cape Coral area in about a month and had a few questions:

does anyone have a broad overview of what the market is like in Lee county?

where is the local REIA meeting(s) and when is it held? I'd like to attend one as soon as I get down there!

are there any local rehabbers/wholesalers/landlords/investors in general looking for a gung-ho "boots on the ground" newbie to assist you in your business, an in turn jump start my own?

I've purchased my first absentee/probate lists for Lee county and as soon as I get my taxes they'll be getting mailed out! Wish me luck!!

@Rolanda Eldridge that's definately why I'm here on BP, to grow my network! And i understand what you're saying, but I'd like to focus on just one thing as I'm new to the game. Thank you for your reply and I know we'll speak here again soon.

@Dave Savage the same thing is happening here. My first (and only)offer so far was gobbled up by 7other offers, one was also at list so i had no chance. It's kinda why I'm leaning towards direct mail. The realtors I've had the pleasure of dealing with both said between the lack of inventory and rising prices that the mls is a "warzone" lol (her exact words)

Hello fellow BP'rs!

For someone just starting out (like me), with a limited budget and a full time job, what would be the suggested strategy for a new wholeasller? I realize that with a forum this size that this question has probably already been touched but I haven't seen is so fogive me.

I've met with 2 agents already and seen a bunch of properties (and even put in an offer, yay me!), but with the majority of them being REO's I'm unable to produce the POF that the bank is looking for. So my question is should I continue doing what I'm doing and hope for the best or change up my strategy and start spending money on direct marketing? Obvoisly I'm looking for opinoins only here, but all comments are welcome!

@matt man you're right down the road! maybe i can pick your brain sometime about the local market. nice to see someone so close to home!

@ryan i havent heard anything back from my agent yet. offer was 65k on a one day old reo listed for 84k so my hopes arent very high :( but i wanted to jump on it b4 anyone else had a chance

i havent made any other offers 'cause im getting hung up on POF. anyone have any suggestions? btw i dont have a lot of family so that's not really an option.
